Buying a home is exciting, but it can also feel overwhelming if you’re not sure what to expect. Whether it’s your first home or your next one, knowing the steps involved will make the process much smoother and less stressful.

Here’s a straightforward guide to help you through each stage of a real estate transaction in Alberta.

1. Find the Right Agent

The first step is choosing a real estate agent you trust—someone who understands your goals, negotiates on your behalf, and guides you through the process.

Your agent will be your advocate and go-to person for questions along the way. Pick someone you feel comfortable with, and you’ll save yourself a lot of time and headaches.

(I happen to know a great one—you guessed it, that’s me, Nate Nagle! 👋)

2. Get Your Finances in Order

Before falling in love with a house, make sure your finances are ready.

Most mortgage brokers suggest buying a home that costs 3–5 times your household income. If you’re not paying cash, you’ll need a mortgage pre-approval. This is where Tamara Ball, your mortgage broker, comes in—she can help you figure out exactly what you qualify for.

Tips to get ready:

  • Pay down credit cards and keep balances low.
  • Don’t open new loans or credit cards before approval.
  • Avoid major purchases or job changes until your financing is complete.

Also, remember to budget for:

  • Down payment: 5–20% of the purchase price (20%+ avoids mortgage insurance)
  • Deposit: usually around $5,000, applied toward your down payment
  • Conditions: inspections ($350), financing, etc.
  • Closing costs: lawyer fees, property tax adjustments, and insurance ($2,000–$5,000)

3. Get Pre-Approved

Getting pre-approved is a must. It gives you a clear budget, shows sellers you’re serious, and helps you focus only on homes you can afford. Tamara Ball will guide you through this process so you can shop with confidence.

4. Start House Hunting

Now for the fun part—looking at homes! We’ll check listings, visit top choices, and make sure each option fits your needs.

Tips while house hunting:

  • Take notes at each showing so you remember details
  • Check the neighbourhood for traffic, amenities, and safety
  • When you find the right home, I’ll help you make a firm, competitive offer

5. Make an Offer

A solid offer includes:

  • Price: competitive but within your budget
  • Timelines: possession and closing dates that work for both sides
  • Inclusions/Exclusions: appliances or fixtures you want included
  • Conditions: inspection, financing, condo document review

6. Pending Period

Once your offer is accepted, the home goes “pending.” During this time:

  • Depositis paid to the seller’s brokerage
  • Conditions must be satisfied
  • If everything checks out, the home is sold. If not, you can walk away with your deposit.

7. Repair Negotiations

Inspections can uncover repairs. Here’s how to handle it:

  • Request credits instead of asking the seller to fix minor issues
  • Focus on major problems, not small cosmetic items
  • Stay calm—you want to keep negotiations professional

8. Work With a Lawyer

Once conditions are cleared, your lawyer will:

  • Review and sign all paperwork
  • Verify home insurance
  • Coordinate your down payment
  • Ensure mortgage funds are released properly

9. Plan Your Move

Moving is easier if you plan ahead:

  • Declutter before packing
  • Label boxes by room (colour coding helps)
  • Book movers early
  • Notify utility companies and update your address
  • Pack an “essentials bag” for the first few days

10. Closing Day 🎉

The big day arrives! Here’s what happens:

  • Funds transfer to the seller’s lawyer
  • The land title is registered in your name
  • Keys are handed over
  • Optional final walkthrough to ensure everything is as expected

Congratulations! You’re officially a homeowner in Alberta.
